We are aware that the sign posted outside the restaurant announcing "Site Available" has caused concern among our customers. Let us explain why there is no need for concern. Our landlord has been very, very good to us for the past ten years. In all our experience as commercial tenants, we've never encountered a more professional organization -- with heart -- than this one. The building that we're in was built in the 1970s. Although we've spent a lot of money making the place more "green," it's still not a very energy-efficient building. It's also showing some signs of age. It's time to bring the property at 1245 New Britain Avenue into the 21st Century... What the landlord is seeking is a tenant or tenants who'd like to erect a new commercial structure on the site, and lease the land. In many cases, there are attractive tax ramifications to doing this. Details are available by calling or writing Brock Saxe at Tombrock Corporation in New Canaan, Connecticut. Click on their logo, below, for more information. UPDATE: the Tombrock folks are now offering to build a building to suit for a qualified tenant. Check with them for details. What's going to happen to Szechuan Tokyo? Szechuan Tokyo will not be moving out nor closing any time soon. In fact, I can assure you that we'll be around for another Holiday season -- Thanksgiving/Christmas/New Year's 2010 -- at the very least. We're currently under the terms of an interim lease agreement that guarantees that we'll be there. Given the current glut of commercial space in our market, it looks as if we may remain a lot longer than just a year. Will we re-locate in the new building? Probably not, unless for some reason we decide to underwrite the structure to be built on the property (assuming that the landlord accepts our proposal). There are many attractive locations -- right in West Hartford -- where we could re-locate Szechuan Tokyo. However, our investigations regarding this option have only just begun. The optimum location for us would be somewhere in Elmwood, along New Britain Avenue. We've enjoyed being a neighbor (neighborhood bar and restaurant) to the wonderful people who're within walking distance of the restaurant and don't want to let them down. Stay tuned.
